Vendors ask AI which agent to trust before they call one

Websites and AI visibility for real estate agencies

Vendors now ask AI which agency knows their suburb. Be the agency it names, with a website that proves your local track record to people and to machines.

What customers are asking

The questions that decide who gets chosen

These are the shapes of question an AI assistant answers by naming two or three businesses. Each one is a place you are either in the answer or absent from it.

  • best real estate agent in [suburb]
  • who sells the most houses in [suburb]
  • how much is my house worth in [suburb]
  • should I sell by auction or private treaty
  • top selling agent [suburb] this year
  • real estate agent with the best results near me

What makes this industry different

The problems specific to real estate

  • 01

    Vendors research agents, not listings

A vendor choosing an agent asks who sells the most in their street, who gets the best price and who they can trust. Portals answer the buyer's question. Almost nobody answers the vendor's.

  • 02

    The portals own the listings

The big property portals dominate listing search, so an agency site competing on listings loses. It wins on what portals cannot show, which is suburb expertise, the people and the track record.

  • 03

Every agent is a separate recommendation

Vendors choose a person as much as a brand. Sites that bury agents in a team grid give an AI assistant nothing specific to recommend by name.

The vendor is the customer

A buyer finds a property on a portal. A vendor chooses an agent, and that choice is increasingly made in a conversation with an AI assistant: who knows this street, who gets the best result, who can I trust with the biggest sale of my life.

That is the question an agency website should exist to answer. Most do not. They mirror the listings the portals already show and leave the vendor’s question unanswered, so the assistant answers it from somewhere else.

What we build

A site where every agent, every suburb and every recent result is published in a structure a machine can read, alongside the proof a vendor wants to see before picking up the phone. Then the AI visibility work that gets the agency named when vendors ask.

It is the same method we use for healthcare practices, where the rules on what you can claim are stricter still. Accuracy is not a constraint we work around. It is what makes a result worth publishing.

The rules for this industry

Real estate advertising is governed by state fair trading law and the Australian Consumer Law. Claims about sales results, prices achieved and rankings must be accurate and current, and underquoting rules apply to how price guides are presented. Every result we publish on an agency's behalf is checked against its own records first.

Answers

Real estate, answered

Can a real estate agency really be recommended by ChatGPT?

Yes, and it is already happening. When a vendor asks which agent to use in their suburb, AI assistants name specific agencies and agents. They lean on what they can verify, such as consistent listings, reviews, clearly stated recent results and agent profiles they can read. An agency that publishes those in a readable structure is far more likely to be named.

Do we still need our own website when the portals get the traffic?

More than before. Portals answer the buyer searching for a property. Your website answers the vendor choosing an agent, and it is what an AI assistant reads to decide whether to recommend you. A site that only mirrors your listings gives it nothing to go on.

Should every agent have their own page?

Yes. Vendors choose a person, and AI recommends people by name. A page per agent with their suburbs, recent sales and reviews gives an assistant a specific, verifiable answer to the question of who the best agent in a suburb is.

Can you work with our agency CRM?

Usually. Where a CRM platform restricts integrations we plan around it rather than making it the critical path. The website and the AI visibility work do not depend on a CRM integration to start, so neither waits on a third party's approval.
